North Quay 3.8 million sq ft development in for planning

Located directly adjacent to Canary Wharf’s new Elizabeth Line station, the latest proposal includes a flexible framework encompassing options between 1.6 and 2.5m ft2 of business space, up to 1.6m ft2 of residential apartments and 640,000 ft2 of vibrant retail, leisure and/or community use across seven buildings.

Master-planned by leading architects Allies and Morrison, the scheme proposes a variety of accommodation types including student housing, hotels, serviced apartments and co-living spaces that will suit the flexible future demands of the City.

As one of the largest single development sites in London, the North Quay proposal integrates key transport hubs of the Elizabeth Line and DLR. With a new public realm as its heart, the site will also create connections between Canary Wharf and South Poplar whilst a 250 m-long east to west waterside promenade will form the backbone of the design, opening the previously inaccessible dockside.

Waterman was appointed to provide the structural design for the new masterplan, working alongside Allies and Morrison and the design team to incorporate CWG’s commitment to sustainable development with all new homes attaining net zero carbon and climate resilience. The new office buildings aim to achieve a BREEAM ‘Outstanding’ target for sustainability.

The proximity of a listed dock wall and siting of several tall buildings partially over the dock have made it an interesting and challenging development. The approved scheme will do much to improve local links to the north of Canary Wharf across Aspen Way, as well as bringing a new lease of life to this section of the Wharf.”

Once planning has been approved, enabling and development works are predicted to begin on site by the end of 2021.
