ASESSEAL’s ‘Factory of the Future’ in Rotherham involved the construction of a new building connected to their existing facility via a two-story glazed structure featuring a new unified entrance point.

The new building incorporates a 50,000 sq ft single-story machine shop equipped with state-of-the-art computerised equipment, along with two stories of office accommodation complete with meeting rooms, staff changing facilities, offices and ancillary spaces. The scheme also included a range of external works including landscaping at the new entrance, a substation, cycle store, accessible parking, and a staff picnic area.

Our team delivered the M&E design for the project, in addition to providing specialist sustainability support. Working alongside architect Race Cottom Associates, our experts helped drive-down in use carbon and reduce energy consumption, designing passive stack-driven ventilation to control temperature and achieve an elegant design solution. Our all-electric design incorporates PV panels, LED lights and charging spaces for electric vehicles.

To help reduce embodied and whole-life carbon, our sustainability experts conducted a Life Cycle Analysis to select appropriate materials, as well as Life Cycle Costing to evaluate the building’s lifespan and operational performance.

AESSEAL’s Factory of the Future picked up the award for ‘Sustainable Development of the Year’ at Insider Media’s South Yorkshire Property Awards 2024.

We used our Greenspace Compliance Auditor to give Hammerson an overview of compliance across all their sites. The application includes a library of audit protocols, which allows each shopping centre to audit against their own obligations, providing the required evidence to demonstrate their compliance.

Our experts have been working closely with Beacon Rail for several years, supporting their rapid progress in driving forward ESG improvements in both performance and management over the last three annual submissions.

ln addition to supporting their 2023 submission, our team developed climate-related risk management processes for Beacon. This included a TCFD gap analysis and climate scenario analysis tool which have been fully integrated into their management system and corporate risk register as part of their climate resilience business planning.

Following the public release of results from the GRESB Infrastructure 2023 Global ESG Benchmark, we were delighted to see Beacon Rail Leasing S.a.r.l achieve a fantastic 97% score and become recognised as a GRESB 5 Star-rated entity.

]]> Amazon undertook a programme to expand its welfare facilities across 15 sites nationwide, with each site valued at between £1-3m. The goal was to improve staff welfare and accommodate an expanding workforce, whilst also aiding social distancing in the workplace due to the COVID-19 pandemic. The rollout delivered additional space for welfare, training and canteen facilities through the installation of mezzanine floors.

Our civil engineering and structural teams developed feasibility studies for each mezzanine by assessing the existing floor slabs. We used historic records and site investigations to determine appropriate column positions for each site to ensure floors and foundations were not overstressed, saving costly and time-consuming strengthening works. With sustainability in mind, we also worked to curtail the need for new materials and maximise existing building efficiency.

Close attention was paid to programme and phasing requirements to both minimise disruption to daily work and avoid known busy periods. We worked closely with Amazon site management teams to reduce disruption and support the installation of mezzanine floors in live working environments to successfully meet tight programme deadlines.

Our team worked with the client to deliver the project safely against the challenge of constrained spaces and live environments, whilst limited by the existing building strength and layout of key services. We worked closely with other disciplines, the contractor and subcontractors, to look at alternative arrangements, design methodologies and materials to enable flexible working in tight environments with material supply issues during the height of the COVID-19 lockdown.
