Earlsfort Terrace Redevelopment adds Grade A office space to Central Dublin

Waterman Moylan’s Dublin team have been appointed for the redevelopment of Davitt House and Seagrave House on a prominent site at the corner of Earlsfort Terrace and Adelaide Road in central Dublin. These two 1970’s office buildings are to be demolished, making way for a new 8-storey building and providing 13,000m² of Grade A office space.

With sustainability central to the design, the project is targeting LEED Platinum certification, and includes a deep stone veil and stone fins to the street frontages to create shading, also incorporating a green wall with deep recessed glazing to its rear façade. The scheme, designed by HJ Lyons Architects, includes external courtyards at ground floor and lower ground floor levels, with outdoor terraces at the sixth and seventh floors.

Appointed by Irish Life, we will provide civil and structural engineering consultancy services for the development, and the team is already hard at work preparing detailed tender documentation for the building structure. Particular emphasis is being placed on constructability, as the development envelopes an existing apartment complex on its Adelaide Road frontage and adjoins listed buildings on its Earlsfort Terrace side.
