25-33 Parkhouse Street receives planning approval for 109 new homes
Waterman is delighted that the London Borough of Southwark planning committee has granted planning permission for 25-33 Parkhouse Street. The new residential development, designed by HTA Design, will transform the existing Burgess Business Park into a new creative quarter which will see 109 new homes being built, including affordable homes and generously sized family homes, on the border of Burgess Park.
The current 0.34ha site comprises a warehouse building within Burgess Business Park which will be transformed to include 1351 sq.m. of modern and flexible commercial space over two floors. Prioritising considered design, the development will occupy the same amount of space, ensuring there is no net loss of commercial area, but it is enhanced to deliver a modern functioning space. Three times more jobs than the existing warehouse will be created as a result of the new plans.
The development will offer extensive outdoor space, including two roof terraces, which will benefit from views of Burgess Park and beyond. New residents, along with the existing community, will be able to utilise an extensive green corridor to visually connect Parkhouse Street to Burgess Park. The development will be car-free and instead provide 223 cycle spaces and 4 electric car parking spaces to help encourage sustainable transport.
The sustainability of the finished development was a principal consideration throughout the design process for Joseph Homes, resulting in an innovative energy strategy, designed with zero reliance on fossil fuels plus reductions of 38% for resident’s energy bills. The new homes will deliver an impressive 72% carbon reduction on the fringe of Burgess Park. Plans also show a considerable contribution to biodiversity net gain and urban greening, by creating shared new open spaces at both ground and roof levels.
Our team supported the planning application with a variety of specialist reports and strategies. Based on the results of a noise survey undertaken by Waterman, we provided indicative glazing and acoustic ventilator specifications and plant noise level limits to ensure the design of the development meets noise emissions limits in line with Southwark Council, and to safeguard the future residents from external noise. Our team also carried out an ecological impact assessment that recommended ecological enhancement measures that were agreed with the design team to improve the sites biodiversity value for wildlife. Further reports included an air quality assessment, historic environment desk based assessment and an acoustic planning report.
