51 Moorgate opens its doors

Waterman is delighted that the reinvented 45,000 ft2 commercial building in the heart of London’s financial district has opened its doors following a complete refurbishment.

Designed by architects, John Robertson Associates, the modern refurbishment consists of sustainable Grade A office facilities across eight floors, whilst the communal reception includes a double-height living wall, public café and retail amenities at ground-level.

Within close proximity to Liverpool Street and Moorgate station, the building will benefit from improved transport services when the Crossrail opens in c.2020.

As part of the development and construction team for the project, Skanska has helped to create a sustainable and healthy working environment for the building’s occupiers, ensuring the air conditioning, lighting and heating are all low-energy. With the building set to achieve BREEAM ‘Excellent’ status, Skanska has also certified three of the office floors to the WELL Building Standard after their London-based teams took occupation on 14 October.

Our structures team was appointed by Skanska’s Development team and novated to Skanska Building team to carry out full structural engineering design services, including sampling, testing and re-justification of existing foundations and stability structure for the extended office floor, design of the additional office floor, and core modifications and extensions. Waterman Building Services carried out the fire engineering for the project.

Regional Director for Waterman Structures, Julian Traxler, commented; “We are thrilled to have been involved in this project for Skanska, delivering a wonderful new head office for them in the City of London and look forward to attending meetings on further Skanska projects in their new home. It is fantastic to see this building with a fresh new lease of life.”
