Major refurb of One Bow Churchyard starts on site
The major refurbishment of One Bow Churchyard, a six-storey commercial building in the heart of the City of London, has started on site. The 37,000 ft2 commercial space was recently pre-let by legal firm Shoosmiths.
Appointed by Aviva Investors to deliver the base build scheme, our team have been working alongside architect TP Bennett and project manager RLB, providing full design services for MEP, structures, acoustics and BREEAM. The design includes bespoke features to accommodate the tenant’s fit-out requirements including infrastructure to support a top-floor conference facility. The ground floor works will include enhancement of the separate shell and core retail demise whilst the one-storey basement will provide wellness facilities and electric car charging points in the car park area.
The building has been designed to feature energy efficiency enhancements in the façade with high performance windows and our building services team have specified a low energy ‘hybrid’ VRF heating and cooling system that uses R32 refrigerant to minimise environmental impact. Our structural experts have been providing guidance on the building adaptations that will modernise and transform this building.
Mark Terndrup, Director of Waterman Building Services, said; “This project really shows how we can successfully regenerate buildings, bringing them up to date, not only aesthetically but by enhancing the infrastructure to meet the needs of a modern workplace. We look forward to helping Aviva Investors and Knight Harwood deliver this exciting scheme.”
