Major regeneration of Edmonton Green gets the go-ahead

Through their new scheme, developer Crosstree Real Estate Partners LLP aims to provide new homes and retail units, along with a range of community and open spaces all intended to reinvigorate the area and create a sustainable, thriving community. The scheme’s first phase will deliver an initial 350 residential units, including affordable housing.

Currently home to a 1970s-era shopping mall, the 9.55-hectare site in the London Borough of Enfield will be transformed by this major project. Several existing buildings will be demolished to make way for up to 1,438 new homes, including 35% affordable housing, and up to 41,733 sqm of new retail space, up to 5,000 sqm of offices, up to 4,000 sqm of new leisure space, and up to 4,400 sqm of community amenities, including a replacement library and a community centre. Centred around a new market, the Lifschutz Davidson Sandilands (LDS)-designed scheme incorporates new thoroughfares, public squares and recreation spaces which aim to make the area a safer, greener and more engaging place for residents and visitors.

Working closely with Crosstree and LDS, together with planning advisors Savills, consultation advisors Concilio and LCA, landscape architect BHSLA and Steer transport advisors, Waterman’s environmental experts undertook an Environmental Impact Assessment for the proposals and prepared an Environmental Statement to accompany the hybrid planning application. Our specialists also provided air quality, acoustic, archaeological, arboricultural, waste and ecological services and, in addition to input into the Environmental Statement, prepared the Site Waste Management Plan, Arboricultural Impact Assessment, Water Framework Directive Assessment, Habitats Regulations Appropriate Assessment and Biodiversity Net Gain Assessment reports to support the planning application.

Under the ambitious plans, new residential blocks up to 30-storeys in height will be constructed above the new shopping areas, while the existing bus station, Asda superstore and three residential tower blocks will be retained. In a boost to biodiversity, the development will accommodate six Podium Gardens, creating communal spaces which feature extensive landscaping. Around 300 trees will be planted at key locations across the development, while further trees in planters will be incorporated into the podium levels. The use of native species beneficial to wildlife within the landscape designs will provide foraging opportunities for birds, bats, invertebrates and other wildlife, whilst additional green spaces will also be delivered through a series of living roofs.

The site’s layout has been designed to prioritise pedestrians, with new walkways providing connections east to west and north to south throughout. Three new dedicated play spaces will be created, and sustainable drainage systems will also be integrated into the landscape, including blue roofs and permeable paving.
