Waterman celebrates completion of The Avenue

We are delighted to celebrate the completion of The Avenue, the highly anticipated 115,000 sq ft prime office and retail building on Tottenham Court Road, a stone’s throw away from the London Underground/Crossrail station.

We were appointed by Exemplar, in partnership with AshbyCapital and The Bedford Estates, to provide multidiscipline consultancy services for the scheme, which comprises seven upper levels of offices, retail accommodation at ground and basement levels.

Our Structures and Building Services teams integrated their designs with a fast pace steel frame construction program, aided by a modular MEP design allowing for Mace to fast track the construction with off-site manufacturing to reduce site installation time.

Waterman’s Director Mark Terndrup, said; “We are very proud to have been involved in this prestigious scheme. It was fantastic to partner with Mace MEP early in the process and this has been reflected in the quality of the building services installation which meant that we could develop engineering solutions that significantly reduced the on-site construction and commissioning process. Our early involvement in the project enabled us to get a truly holistic design, starting with an integrated approach to the design of the façade for energy efficiency and then bolstered by other sustainable strategies to get us to a BREEAM ‘Excellent’ rating.

Gavin Seager, Director at Mace MEP, commented; “The proactive relationship between Mace MEP and Waterman’s Building Services team provided seamless transition between design and installation. The attention to detail at design stage meant that we could explore opportunities for modularisation and pre-fabrication. Our transparent and open relationship enabled quick resolution of issues to support the construction process and we worked collaboratively to keep the design on budget. The success has been measured by the seem-less handover with minimal snags and we are proud to have completed on time.”

The Avenue, which is the second office building in Waterman’s broad portfolio of commercial scheme’s to complete in 2017, follows the most recently celebrated completion of the prestigious Angel Court. The building has already secured its first major tenant the global travel technology company, Skyscanner.
