Our building services engineers have been appointed to provide full duties design for the M&E and energy strategy for this £125m mixed-use development located in the heart of the Mayfair Conservation Area facing onto Piccadilly with views across Green Park and bounded to the sides by Clarges and Bolton Street.

The scheme will include an elegant high quality residential development on Piccadilly with retail at ground and three basement levels providing further retail, parking and residential leisure facilities. A separate commercial office providing Grade A BCO compliant space will be constructed to the rear of the residential development.
As part of the scheme the existing Kennel Club headquarters building on the site is to be demolished and a new building will be constructed. The process will be phased to allow the Kennel Club to relocate to suit the rapid construction programme. New affordable housing is provided as a standalone element on the site adjacent to the Kennel Club.
The scheme will achieve 40% improvement over 2010 Part L Building regulations with commercial element meeting BREEAM Excellent and residential parts attaining CfSH Level 4. Low energy technologies will be incorporated to supplement the high performance facades and building envelopes. CHP will provide the primary heating source with PV’s generating zero carbon electricity. Ground Source Heat Pumps will provide cooling for the residential building and retail units.
