Clowes Castlewood Business Park

Castlewood Business Park, which is located in the Mansfield area, plays a key role in Nottinghamshire’s manufacturing and logistics operations.

Waterman played a major role in the goal of transforming the former Castlewood colliery into a major business park. Early activity included the civil engineering of primary infrastructure including the A38 grade separated junction and the civil and structural engineering of the McArthur Glen Designer Outlet Village. Following Clowes acquisition of the Castlewood site they have subsequently advanced the vision of it being well suited to businesses of all types and sizes attracting projects and tenants of national significance.

The location
The location is an ideal hub, as it provides easy access to labour, as well as being perfectly situated for the transport of goods. The park boasts access to all cities within the Midlands in under an hour. Ian Smith, the Regional Head of Logistics for the Co-operative Group, is one of many who are enthusiastic about the location, stating that “The Castlewood site is ideal. It is close to the motorway network, and provides the scope we need to develop a major distribution centre.”

Our contribution
Our Structures team was involved in the civil and structural engineering for the Coop Food Logistics facility which completed in 2013. We developed, designed, and detailed the earthworks, drainage, and primary structure for the highly advanced integrated storage and distribution facility. This included Gate House, weighbridge, car parking, HGV maintenance buildings, main logistics building with racking and banana ripening white wall enclosure, refrigeration plant and cold rooms, De Kit areas, FM2 large area industrial floor slab, sprinkler tanks, precast dock levellers, precast dock shelters and waste compaction pits.

The high quality front office includes data rooms to supplement the general office areas. These feature a colonnade and overhangs, as well as spiral stairs as a means of escape in case of emergency.
