The 1901 Grade II listed building, which offers 50,000 ft² Category A open plan office accommodation, is located in the heart of London’s insurance district adjacent to the Lloyds Register of Shipping.

The development required demolition of the existing roof and 5th floor’s heavy concrete construction to form new 5th, 6th floors and roof levels. The existing main building’s entrance steps were also removed to provide level threshold to its entrance area.

Waterman was appointed by GreenOak Real Estate to provide design services for structural engineering and MEP for this prestigious building. Our engineers designed the steel frame and used a light weight metal deck solution for the new floors and roof levels which increased the floor plates and allowed for an enlarged reception space.

We worked closely with Fletcher Priest Architects to improve the efficiency of the scheme. Our sustainability experts implemented a strategy to reduce energy use and carbon emissions using the latest heat pump technology and PV cells at roof level.
