Waterman was appointed to provide full multidiscipline services including MEP, Fire Strategy and Structural design on this 145,000 ft2 refurbishment project in the City.

The project team retained and reused elements of the structure, including the curved masonry façade to the Circus and the façade farming along South Place. A partially new internal structure provides uninterrupted floor plates, and the new limestone façade to South Place maximises views and daylight, with large north-facing picture windows.

The core was substantially remodelled to increase lettable area and improve the lift provision. The existing MEP services were replaced throughout. The BREEAM 2011 Excellent scheme includes CHP plant and low energy cooling strategy incorporating DC motors on FCU’s, low energy lighting and high performance chillers.

A new façade was installed to the North elevation and the South façade was remodelled with new high performance glazing.
