Q2 is a Grade 2 listed building built in the early part of the 20th Century. It involves the part reconstruction and refurbishment of the existing building to provide office accommodation to modern standards including new core, whilst the lower retail levels and arcade remain in operation.
The Crown Estate
The new building loads were designed to match the existing loads avoiding need to strengthen structure or foundations within the occupied spaces.
The existing structure was propped to allow the upper levels to be progressed concurrently with demolition of the existing core, gaining programme advantage.
Extensive investigations were required post vacant possession to understand the structure for which no records existed.
The building connects to the energy centre in adjoining building for all services.
At design stage the building was rated as BREEAM Outstanding and is expected to obtain this rating on completion.
