						<p>A 48 month development plan for this £1bn project has regenerated 42 acres of Liverpool City Centre. Liverpool One opened in several stages between spring and autumn 2008, the year that Liverpool was awarded European Capital of Culture status. Receiving over 60 awards, the masterplan was the first to be nominated for the Royal Institute of British Architects (RIBA) Stirling Prize, the UK’s most prestigious architecture award.</p>

							<p>The statistics are impressive by any standards. For example, at its peak more than 2,000m3 of concrete a week were being poured and there were 40 individually designed buildings. The scheme comprises the construction of many new landmark buildings and the sympathetic renovation of several listed buildings, each set within a cityscape which reinstated several streets lost since the 1950s and 1960s. Liverpool One is a true regeneration project.</p>

<p>• A brand new public park (7.5 acres over a new basement car park)</p>
<p>Each building had its own design team, with an architect involved only with that building. At its peak in 2005-2006 Waterman’s resource comprised eight dedicated design teams working with 17 architects simultaneously. Co-ordination and interfacing formed a major part of the structural challenge. Grosvenor’s vision was to achieve true architectural diversity in the streetscape of BDP’s architectural master plan, and of course every architect brought flair and passion for ‘their’ building. As architect appointments were spread over a period of nearly two and a half years and with many buildings supported on or abutting earlier project construction a key role for Waterman was to solve the engineering issues this generated.</p>
<p>The development area includes part of the internationally important Liverpool World Heritage Site and the remains of the nation’s first commercial wet dock, the “Old Dock”. The development preserved the remains insitu and created an underground viewing platform to one area of particular interest. Waterman negotiated and managed a process of archaeological investigation and building recording to inform the preservation and presentation of the Old Dock and to discharge archaeological conditions attached to the planning permission.</p>

										<content:encoded><![CDATA[<p>The impressive 1930s art deco-inspired hotel, designed by Day Architecture, replaces the former century-old Yate’s Wine Lodge building which was destroyed in a fire in the early hours of Valentine’s Day in 2009. Causing almost £20 million of damage, the blaze meant the site left a gaping hole on the corner of Talbot Road and Clifton Street.</p>



<p>Built by Barnfield Construction, the 70,000 sq ft development has 150 bedrooms across 5 floors.</p>



<p>Situated next to some of the biggest landmarks in Blackpool, including Blackpool Tower, guests will be able to enjoy all that the area has to offer in addition to a range of delicious meals from the on-site Cookhouse + Pub restaurant on the ground floor, catering for up to 200 guests.</p>



<p>Waterman was appointed by the Schlomo Memorial Fund to provide structural engineering design services up to tender, subsequently novated to Barnfield Construction to completion.</p>



<p>Andrew Davies, a Senior Engineer in our Manchester office, commented: <em>“It’s fantastic to see this long-dilapidated site restored to its former glory. This 6-storey masonry and stone clad building sits proudly opposite the historic town hall and provides a much-improved vista for tourists and residents alike.”</em></p>

										<content:encoded><![CDATA[<p>Forming part of Marriott International’s offering, the new nine-storey hotel will be a stylish addition to the mix of modern and historical landmarks within the city centre.</p>



<p>The former 15,000 ft2 Invicta House was demolished after housing a variety of local businesses throughout its colourful past, including a soda water factory, a manufacturing chemist, a hat works and, most notably, a silk finishing factory.</p>



<p>Given its significant industrial and textile past, the original Atkinson Street façade has been retained to front the reinvented 35,000 ft2 building which will see guests welcomed through a new hotel entrance. Inspired by the building’s past, the exterior will be clad in weathered-effect metal rainscreen panels which are designed to resemble the punch cards of a Jacquard loom, while the interior will be given a new lease of life by carefully fusing traditional and contemporary design.</p>



<p>Waterman were appointed by Khanna Enterprises to provide structural and building services engineering and are working closely with GA Construction and ICA architects to deliver this exceptional development.</p>



<p>During the early stages of design, our engineers developed a structural solution which responds to the tight site restrictions caused by the boundary wall conditions on two sides. An in situ reinforced concrete frame superstructure was selected to provide the greatest intrinsic value and adaptability for the project due to the fluid nature of concrete designs. This solution also benefits the fire rating and acoustic separation due to its extra mass compared to a traditional steel frame.</p>



<p>The superstructure is supported by a piled basement level, and is designed to transfer loads efficiently through the building, incorporating transfer slabs where the columns re-align at levels three and eight. All of the floor slabs are designed as flat slabs, providing flush ceiling soffits which assist with the creation of a clutter-free services zone.</p>



<p>With the new construction located adjacent to existing buildings, continuous flight auger (CFA) piles were chosen to allow a vibration-free pile formation, with piles socketed into the underlying sandstone bedrock.<br>The building services design required careful engineering solutions to accommodate the required plantroom, general environmental, firefighting and smoke ventilation systems into the restrictive building site. Using an effective collaborative approach, our team worked with the client and design team to successfully deliver energy efficient ventilation, heating and comfort cooling systems that meet the needs of a modern hotel. This included general and feature lighting, app-controlled door access systems, guest room IT and multimedia provisions, all of which complied with the Marriot Brand Standards and Manchester City Council’s energy efficiency criteria.</p>



<p>The COVID-19 pandemic temporarily slowed the progress of foundation works on site, with the team taking this opportunity to assess the feasibility of adding an additional storey to the existing nine-storey structure.</p>

Through careful design intervention, we’ve been able to retain the building’s character, whilst creating a stunning modern hotel which will meet the needs of guests for many years to come.”</em></p>



<p>The Moxy Hotel is due to open in autumn 2021.</p>

										<content:encoded><![CDATA[<p>The 1960s combined office and residential building has undergone a complete transformation and extension to provide 19,978 ft2 of exceptional modern office/chambers across six floors with large roof terraces on the fifth and sixth floor providing exceptional views as well as a ground and basement floor retail unit of 4,700 ft2 now occupied by a Tesco Express store.</p>



<p>Working alongside MICA Architects, our team provided building services, acoustics and environmental services on this challenging scheme.</p>



<p>Sustainability was at the heart of this project right from the outset and a key part of the client brief and aspirations. We defined the energy strategy for the improvement of the thermal efficiency of the retained existing front and rear façades of No.21, whilst guiding the performance of the façade specification of No.19 which was replaced in its entirety with a modern energy efficient envelope. The drive to cut carbon emissions did not just stop there.</p>



<p>Our engineers designed an efficient air source heat pump solution for the scheme. Acting as a renewable energy source, this system includes an energy recovery capability so that heat taken from areas being cooled can be used for heating elsewhere.</p>



<p>We used the latest low energy LED lighting technology achieving a 50% reduction in power consumption compared to BCO benchmarks. The building’s exceptional performance is reflected in its EPC B and BREEAM Excellent ratings.</p>



<p>The rear of the building had an existing four-storey brick addition which was removed and replaced with a new six-storey extension. The core was reconfigured to make way for a new stair and lifts, rationalising the office space and maximising net lettable area. Retaining the existing structural frame placed certain constraints on the design and we worked closely with the architect to carefully coordinate the services strategy to maximise the floor-to-ceiling height. The presence of Chancery Lane tube station elevators below the front of the building add to the site complications.</p>



<p>The MEP systems were carefully integrated into the architectural design to limit impact on facades and planning ‘corridor view’ and we kept the overall roof plant size to a minimum so as not to be visible externally.</p>
