Residential boost for St Helier Waterfront as landmark Horizon scheme completes

Jersey Development Company (JDC) and Groupe Legendre’s landmark residential development at the heart of Jersey’s St Helier Waterfront district is now complete.

This exceptional scheme offers a collection of 280 one-, two- and three-bedroom waterside apartments and penthouses, along with a new restaurant and retail quarter at the water’s edge complete with 20,000 sq ft of commercial opportunities for local and national businesses.

Continuing our successful relationship working with the Government of Jersey’s property development on the Esplanade Quarter site, we provided multidiscipline engineering services on this iconic Skidmore, Owings and Merrill LLP (SOM International) designed development.

Our structural and civils experts designed the trio of nine-storey buildings, which includes a two-storey basement beneath. Constructed in an area of reclaimed land with a large tidal range and below ground water, the challenging basement level design required special consideration. Our specialists provided design consultancy services for the contamination, hydrogeology and geotechnical aspects of the project, in addition to the design of the structure and highways on the site.

The site’s geometry also presented a challenge, with triangular buildings sitting in a fan arrangement to maximise sea views from apartments. This required careful structural design at first floor and podium level, particularly since the development had to accommodate the maximum number of parking bays, and much of the building transfers at ground floor level. Our Building Services team provided client-side compliance monitoring services for the MEP services and lift installation, carrying out validation, technical reviews and site inspections.
