Featured Project

IF5, Jersey International Finance Center. This six-storey 69,000 sq ft Grade A office building forms part of the Esplanade Quarter masterplan, delivering a major phased development and forming a world-class business hub in the heart of St Helier.

Waterman’s team delivered building services, environmental, sustainability and structural engineering design for the base build, and our sustainability experts provided advice to ensure the façade had the optimum levels of glazing to reduce the impact of solar gain, whilst maximising daylight and external views.

Three floors of the building have been taken by SANNE, a leading global provider of alternative asset and corporate administrative services. With the pre-let secured early in the construction process, our design team worked with project contractor, Cameron’s, to incorporate the Cat B fit-out requirements into the scheme, enabling immediate occupation by SANNE upon completion. Together with the fit-out architect, we created a dedicated private entrance and reception for SANNE separated from the original main entrance.

 

Our building services team developed the detailed design for the bespoke fit-out with study pods throughout, a large staff cafe and break-out space and an executive office suite on the fifth floor with a large south facing boardroom with harbour views. Meanwhile, our structural engineers designed additional floor strengthening for the rolling storage.

IFC 5’s design incorporates low and zero carbon technologies, including air source heat pumps and low energy LED lighting with daylight dimming control. These help maximise the building’s energy efficiency and contribute to a 15% reduction in CO2 emissions beyond the regulatory requirements. In keeping with this sustainability-focused ethos, IFC5 achieved a BREEAM ‘Excellent’ rating.
