New Isle of Dogs neighbourhood on the horizon as Crossharbour District Centre scheme receives planning approval
Waterman is delighted to see the Crossharbour District Centre scheme on London’s Isle of Dogs granted planning approval by Tower Hamlets Strategic Development Committee.
The proposed 4.5ha scheme will provide up to 1,972 new homes, a new supermarket, commercial and retail units, community hub and landscaped amenity space. To accommodate the new neighbourhood, the existing ASDA store and associated structures will be demolished.
Waterman has been involved in the scheme for many years, undertaking the Environmental Impact Assessment (EIA) as well as providing design advice and technical assessments covering acoustics, air quality, ecology, arboriculture, historic environment, flood risk and land quality.
The Crossharbour District Centre will provide residential units of varying sizes and tenure within nine blocks of up to 32 storeys in height, and a new three-form entry primary school with associated nursery and a multipurpose community space.
Sustainability will be a key part of the scheme with improvements in cycling provision and landscaped public and private amenity space as part of achieving a biodiversity net gain. Working with the design team and officers at Tower Hamlets, Waterman provided expert advice to ensure potential environmental effects of the development could be mitigated.
A hybrid, part detailed, part outline planning application was submitted in 2019 and, following extensive discussion with authorities, was unanimously granted approval by Tower Hamlets Strategic Development Committee on 23rd September 2021.

Work is expected to commence on site early next year, with completion anticipated in 2029.
