New 116-room Windsor hotel to start on site in 2022
Canada Life’s redevelopment of the area behind Boots on Peascod Street, one of the oldest streets in Windsor, secured planning consent in June.
The scheme, which is due to commence construction in 2022, saw our building services and structures teams work closely with development managers Realis Estates on the plans to partly demolish the Boots shop and redevelop the existing building. Upon completion, the space will be transformed into a new four-storey hotel with 116 rooms.
Facing Mellor Walk, the new hotel will include a restaurant, a bar and back of house facilities. With its central location, tourists will be a stone’s throw from the historic streets of Windsor, Legoland and Windsor Castle. It is anticipated that a large proportion of visitors will travel to the hotel via Windsor’s sustainable public transport network, which includes excellent train and bus services. As a result, the hotel will be a ‘car free’ development, with the exception of a delivery area to reduce congestion caused by loading on the street, in addition to a single disabled parking bay and a pick up/drop off bay.
With sustainability at the heart of the design, our building services specialists developed a fossil fuel-free design, utilising highly efficient air source heat pumps for heating and cooling to reduce operational carbon.
Elsewhere, the embodied carbon impact of the development will also be substantially reduced through our structural design. Centred around a lightweight unitised framing solution above first floor deck in order to reduce the carbon content of the build, our structures experts also incorporated the specific acoustic requirements for the hotel. The in situ concrete frame below first floor will maximise the use of cement replacement materials to reduce the CO2 content used on site.
