This 2.3 ha former manufacturing site in Hanham, on the eastern side of Bristol, will be transformed into a residential-led mixed use development.
Landowners, Homes England, appointed a multidisciplinary team to develop a market-facing masterplan, undertake the necessary technical assessments and prepare the associated documents to support the outline planning application.
Following several draft iterations, the final masterplan comprised around 200 homes, arranged around a focal ‘village green’, together with a minimum of 650sqm of Class E retail / leisure floorspace, associated landscaping, and access and infrastructure improvements.
Our team provided a range of environmental consultancy services, including EIA screening, transport planning, air quality, acoustics, ecology, ground conditions, arboriculture and flood risk and drainage.
Our early-stage assessments and constraints and opportunities analysis contributed to the evolution of the masterplan, assisting with the development of a robust layout which sought to maximise development potential whilst minimising environmental effects and incorporating mitigation where necessary.
After successfully screening out the requirement for EIA, we prepared a series of technical reports to support the planning application. Following the planning submission, our team assisted in the preparation of responses to queries from South Gloucestershire Council and its consultees alongside other members of the project team, and the scheme received a resolution to grant planning permission in late 2023.
