The ten-storey steel-framed commercial and retail development built directly above Moorgate Station in the heart of London’s financial district was commended at the Structural Steel Design Awards.

The scheme delivers 75,000 sq ft of Grade A office space and 2,400 sq ft of retail units seamlessly integrated with Transport for London’s infrastructure. The steel frame spans diagonally above live rail lines from both the Elizabeth and Northern Lines, requiring innovative engineering to avoid impacting existing structures. New columns were installed to provide vertical support while minimising load transfer to existing foundations.

A very well executed project providing the history of a Victorian viaduct alignment above Moorgate station with the construction of a new 10-storey steel-framed structure. The use of fabricated trusses and composite beams to support the building without transferring loads onto the existing structure was highly challenging. The double height trusses were a true celebration of steel.

The scheme utilised off-site construction methods, including precast concrete panels with integrated glazing to help reduce waste and energy use. Sustainability was central to the project’s vision, reflected in over 20,000 sq ft of green roof terraces, integrated photovoltaic panels, and a BREEAM Excellent certification. The scheme is also targeting WELL Platinum and a 5-star NABERS rating.

Acoustic isolation was achieved using bespoke bearing pads embedded into each column base, addressing vibrations from nearby rail lines. Despite its location in one of London’s busiest areas, careful logistics planning ensured minimal disruption throughout construction.

101 Moorgate was a really exciting project for us, not least from a structural perspective.
