95 Queen Victoria Street
Located in the City of London, this Sheppard Robson-designed building offers around 90,000 sqft of prime office space across six floors plus basement and roof levels.
Originally built in 2003, the existing building envelope and structure were retained to drive down embodied carbon, whilst the third and fifth internal floors have been comprehensively refurbished to deliver exceptional modern workplaces.
Part of the design team for the original build, Waterman returned to provide multidisciplinary support for this exceptional redevelopment, seeing our experts deliver MEP and structural designs in addition to undertaking the BREEAM assessment.
Operational carbon emissions have been dramatically reduced, with new energy efficient Variable Refrigerant Flow (VRF) systems with smart individual floor energy and air quality monitoring. At basement level, attenuation tanks have been added to enable the re-use of water for WC flushing and the irrigation of the extensive planting.
The project is targeting BREEAM Excellent, Wired Score Platinum, SmartScore, WELL ‘enabled’, in addition to achieving Net Zero embodied carbon.
