Edinburgh St James

Edinburgh St James is an ambitious mixed-use city centre development and was one of the largest regeneration projects in the UK at the time of construction. Delivered by TH Real Estate, the scheme offered a unique opportunity to create a landmark design in a world heritage site.

Completed in 2020, the 1.7 million sq ft Edinburgh St James scheme saw the existing 1970s shopping centre replaced with 850,000 sq ft of retail space, a luxury hotel, 250 new homes, 30 restaurants and a multi-screen cinema.

First involved with the project in 2007, our team completed the EIA and sustainability assessment for the proposals which gained outline planning permission in 2009, and we also undertook a wide variety of additional environmental assessments. Our acoustics team provided detailed acoustic design advice to the architects and structural engineers throughout the scheme.

In addition, our specialists drafted a Construction Environmental Management Plan (CEMP) framework to ensure that future demolition and construction activities conform to the appropriate environmental regulations and guidance, particularly given the site’s sensitive location.
