Edinburgh St James is an ambitious mixed-use city centre development and was one of the largest regeneration projects in the UK at the time of construction. Delivered by TH Real Estate, the scheme offered a unique opportunity to create a landmark design in a world heritage site.
Completed in 2020, the 1.7 million sq ft Edinburgh St James scheme saw the existing 1970s shopping centre replaced with 850,000 sq ft of retail space, a luxury hotel, 250 new homes, 30 restaurants and a multi-screen cinema.

Siemens Gamesa Wind Turbine Blade Factory
Siemens Gamesa’s wind turbine blade manufacturing facility in Hull doubles in size through the addition of two new buildings, enabling the production of larger, more efficient blades. Covering 42,000 sqm, the new £82m units the largest facility of its kind in the UK.
Two Fifty One
As Europe’s tallest pre-cast building, Two Fifty One forms an integral part of the on-going regeneration of the Elephant & Castle area. The tower’s amenities include 24-hour concierge, Wi-Fi lounge, cinema club, health and spa club, entertaining space, cafes and bars, as well as fully glazed winter gardens.
Harrow Manorway Corridor
Through this scheme, the existing single carriageway has been increased to a boulevard, encouraging active travel and providing a safer journey for all road users. The new corridor successfully eased existing congestion by accommodating alternative forms of transport, whilst also enhancing the streetscape to encourage future growth in the area, in line with the Local Councils Local Implementation Plan.
Manchester City Council Bridges Framework
Waterman was appointed for this four-year framework to provide principal and general inspection services for Manchester City Council (MCC), covering over 400 structures, allowing MCC to efficiently plan their maintenance regimes and budget the required repair works for years to come.
Waterman’s engineers have spent the last fifteen years painstakingly designing and delivering hundreds of projects for the Ministry of Defence (MOD). Since our initial appointment by Aspire Defence in February 2005, we have completed 376 new assets and 167 refurbishments for the Army, covering a total floor area of around 170,000 sqm.
London Borough of Southwark Framework
Providing specialist bridge and structural engineering services for schemes across Southwark, running for an initial five years delivering an important part of Southwark’s strategic aspiration to maintain a thriving, sustainable community with good services and facilities within a short walk or cycle.
Thanks to this £3.8m scheme the unit will now be able to undertake an anticipated 6,500 procedures a year. In addition, the refurbishment also incorporated the addition of a £500,000 high-tech washing machine which ensures the Trust is compliant with all the latest decontamination regulations, enabling the unit to achieve ‘JAG Accreditation’.
Moxy Marriot Manchester City Centre Hotel
Watermans delivering a sustainable, energy efficient scheme using passive design techniques and high efficiency facades meeting the Marriott Brand Standards and Manchester City Council’s energy efficiency criteria. The transformation and part-demolition of the listed 18th Century Invicta House delivered a stunning new-build hotel for Marriott Hotels’ Moxy brand.
Dudley Bus Station
Designed for the West Midlands Combined Authority (WMCA). The new facility replaces an existing bus station which is being relocated due to the route of a proposed extension to the Midland Metro Tram network. The new bus interchange will provide connectivity with the proposed new metro stop and enhanced pedestrian and cycling links between Dudley Town Centre and the interchange.
A stunning mixed-use district which provides up to 2,800 new homes – including build to rent, open market sale, student accommodation, housing for later living and co-living units – along with a comprehensive blend of retail, leisure, commercial and dining outlets which are set to become a destination for residents and visitors.
Allerton Waste Recovery
Delivering on our commitments, minimising waste sent to landfill in conjunction with a targeted 90% reduction across the region. This new facility provides North Yorkshire County Council and City of York Council a saving on their waste management bill over the next 25 years, whilst producing 220,000 MWh of renewable electricity per year.
Reducing energy consumption, with an ambitious sustainability agenda. Our design features demand-based controls for its multi-purpose meeting room suite. The control fresh air rates match occupancy levels and work alongside energy efficient occupancy and daylight-sensing LED lighting throughout to reduce energy consumption.
Transpennine Route Upgrade (TRU) (West) Ecological Services
TRU is a multi-billion-pound transformative long-term railway infrastructure programme with the objective of improving connectivity in the North of England between Manchester, Huddersfield, Leeds and York through track electrification as well as a suite of innovative solutions to avoid congestion.
A83 Rest and Be Thankful
The A83 Trunk Road is a vital social and economic link between the villages of Arrochar and Inveraray. The route passes through mountainous terrain including the pass of the famous ‘Rest and be Thankful’ viewpoint often closed due to landslides, the infrastructure aims to mitigate these risks.
The regeneration of Watermark WestQuay represented a key aspiration of the City Council. The comprehensive redevelopment of the site created a leisure-led development, a residential tower incorporating 260 units, an office and hotel all set amongst public open space and a new plaza.
National Technology Park
Home to 80 leading international companies, the Park provides employment for over 3,000 people. The building is set among stunning landscaped surroundings. The design maximises the penetration of natural daylight into the office floors, flooding the space with light and helping to drive down energy consumption from lighting.
Baldoyle Library Extension
Baldoyle Library, a two-storey turn of the 20th century building fronting Strand Road originally constructed as a Royal Irish Constabulary barracks. The 260 sqm extension addressed the need to allow for increased accessibility as well as for additional library and office space. Waterman Moylan provided civil and structural engineering services for the development.
Lamberton Hotel Dublin
New €60m five-storey landmark building including 288-bedrooms, offices, storage areas, hotel shop, restaurant, bar, residents bar, grill, kitchens, staff rooms, spa-leisure centre, treatment rooms, aquarium, function areas, multimedia centre, meeting rooms, and hotel services areas.
Amazon Welfare and Mezzanine roll out
Amazon undertook a programme to expand its welfare facilities across 15 sites nationwide, with each site valued at between £1-3m. The goal was to improve staff welfare and accommodate an expanding workforce, whilst also aiding social distancing in the workplace due to the COVID-19 pandemic. The rollout delivered additional space for welfare, training and canteen facilities through the installation of mezzanine floors.
